Have at least 3 other players visit your home simultaneously.

Party Planner is awarded for having at least 3 other players visit you at your home. To do this, you will need to first purchase a home. At the very minimum, one of the Apartment sized homes is required, as the free Inn rooms are too small and only allow a single visitor at a time. You must then go into the Collectibles menu and set that home as your Primary Residence, and then set up permissions so that other players are allowed to visit. You can either allow your entire guild(s), or allow players on an individual basis. Whether you have them set as Visitor or Decorator is irrelevant. The other players must then find your name in their friends list, guild roster, or group window, right-click and select the option to visit your home. Alternatively, other players can visit your non-primary residence(s) if you are there and they select "Travel to Player".

You will need at least 3 other players in the same home at once in addition to yourself to receive this achievement. Note that in order to receive credit for this achievement, you must be present in the home when a 3rd (or greater) guest arrives. If there are already 3+ guests in your home when you enter or log in, you will not receive credit unless someone else arrives, or someone leaves and comes back.
