Glitch[edit]

Apparently there's another glitch with this quest. I've bought fourteen upgrades from Gunder, but he has no more in his merchandise list! So far, I've bought the balcony area, balcony upgrade, bedroom area, den area, dining area, display case upgrade, kitchen area, lower wall hangings, servant's quarters, sitting area, storage area, study area, upper hall area, and upper sitting area. What in the world am I missing? I've been able to hire Eyja, but I guess all she requires is the servant's quarters. Incidentially, I did have to respawn Shum gro-Yarug, since he had apparently died sometime before I was able to raise the money to buy. -- marbx 04:44, 26 July 2006 (UTC)

I have the same problem. My guess is this is because I have stolen the "Upper Wall Hangings" before from the Surilie Brothers and then discarded the paper somewhere. --83.86.87.39 16:31, 17 April 2008 (EDT)
This has been confirmed as an issue when you steal upgrades instead of buying them. It's believed that this was never intended and that the stealable scrolls found were placed there accidentally instead of generic scrolls. Robin Hoodtalk 05:20, 18 September 2010 (UTC)
I have found that as long as you have the stolen upgrades from the Surilie Brothers house in your inventory when you buy everything else from Gunder, the quest will update properly. I usually steal them pretty early on in the game and store then at Benirus Manor until I need them.

Possible Bug/Glitch[edit]

First excuse my english. If you go to the basement of the house, on the right you find a wooden chest between two wodden boxes and a shelf. I used this chest to store my unenchantet weapons. I stored very much of them over time. If I now put new weapons in this chest and accidenticaly put any enchantet weapon or jewelry in the chest, it simply disappears. It is not in the chest.

May be this is a general container-problem. Is there a maximum of items that can be stored in a container? Or maybe there is a maximum of list-places for a container? I think this is a serious problem, if Items disappear from a container in a secure house (which I own).

Another Glitch/Bug I noticed in this house. In the kitchen-section are two red glas-shelfs (the one you can see what you put in). In one I put my empty Grand-Soul-Gems and also my empty Black-Soul-Gems. After I found a new empty Grand-Soul-Gem I opened the shelf, took the Grand-Soul-Gems already inside (to stack them in my inventory). Then I layed them back in the shelf, and suddenly the Black-Soul-Gems in the shelf disappeared. They were not falling out of the shelf, but simply disappeared ???? Since this time I never store anything of value in those glas-shelfs. Maybe others have seen the same problem so I added it here to be rechecked by the admins.

The first problem sounds like a standard glitch that can occur with any container. If that is what you're describing, then the items haven't truly disappeared. Yes, they don't show up in the inventory list any more and it'll give you a heart attack the first time you notice it happening. But if you take everything out of the chest in one way or another, you'll find out that all the missing items are still there.
As for the second problem, I'm not sure what's happening there. I've never used display cases myself for storing items, so I don't have any experience with how they work or don't work. --Nephele 21:22, 5 March 2007 (EST)

ANOTHER glitch?[edit]

I don't know if I'm just failing to notice the upgrades I'm buying, but I bought the balcony and balcony upgrades, and nothing actually changed! Unless there's another balcony that I don't know about... anybody else had this? 62.6.161.178 23:12, 24 May 2007 (EDT)


I don't have an adddition, but a question. I am sorry if this is misplaced here, but I don't know where to ask my question about this. I want to delete this quest. I am allready far behond Martin's change into a stoned dragon and have two houses. One in Anvill and one in Cheydinhal. The Main line is closed and to keep myself busy I am still on the Mages Guild Quest.

I don't need a third house and besides that, this Quest is very old. That Orc is dead for such a long time that I don't need to respaw him by type player.placeatme 00028FB6 that I want to delete this Quest. Do anyone know the number / code of this Quest ? Mail me at RonaldBL@versatel.nl

I am sorely tempted to simply delete that comment as it's so exceptionally rude. First you do the site the discourtesy of asking for a reply by email, as though you can't be bothered coming back here, then you insult a regular editor. If you had simply repeated your question I doubt anyone would have taken offense. However, adding "Why can't you read?" to the end of your comment is somewhat derogatory. Please remember that even if you intend for a comment to be joking, in a written medium such as the wiki there is no way for other people to know how you "said" the comment. Therefore, most people will assume that any comment should be taken literally.
Also, everyone who responds to questions here is doing so purely voluntarily; Saruuk could have just as easily ignored your question completely. Therefore seeming to berate him for the quality of his answer can be seen as less than appreciative of the effort that he made in trying to provide an answer. He didn't intentionally misread your question, he just focussed on the fact that you can't delete the quest; all that you can do is mark the quest as complete.
Finally, you're probably also just the victim of bad timing. There seems to have been a string lately of questions (by various contributors) that for various reasons have been irritating (for lack of a better word at the moment). Possible bug?[edit]

Hello,

I bought everything Gunder was offering me related to this quest, but the items were only 14. I read they should have been 15, thus I can not finish the quest. The arrow is still pointing at Gunder, though. Buying everything from him didn't help.

There definitely are 15 so something strange has happened. If the one you're missing is the "Upper Wall Hangings", you're in luck. Sneak into the Surilie Brothers' house and there's a copy on a downstairs table. If not and you're on the PC, try using the console command setstage houseskingrad 30. If neither of those... you're going to have to reload an earlier save and try again. --RpehTCE 13:51, 28 October 2007 (EDT)

I think I stole that item before the quest was added, could this be the reason for this bug? What should I do with that item, in order to complete the quest? I stole it in the beginnig, so reloading the game now it's not an option, unfortunately.

Some more problems (not related to this quest, I suppose) are:
•The game quits silently in several occasions: by killing an enemy, loading a savegame, and sometime (very few times) just by idling.
•Sometime (now it happens quite often, though), Oblivion saves "properly" the game, but then I can not load it anymore, it stops at some point and there remains.
•During "Whom Gods Annoy" quest, I didn't finish immediately it, but instead I was lurking around doing other quests with the scamps following me. After a while, Oblivion could not save properly the game anymore, because the savegames where not fully written, crashing while saving. The strange thing is that the so written savegame had always a size of mod 256. I had to load a previous savegame in order to continue playing.

The game is patched to the 1.2.0214 version, it's original, and no other patches nor mods have been installed. UK version.

That could well be the cause of the problem. I doubt there's anything you can do now although you could try putting it back and stealing it again... The other problems... stuff occurs, I'm afraid. Based on the scripts, it seems to mainly just care whether the receipt is in your inventory after the quest to buy the house has been started. So I'd try retrieving the receipt from wherever you stashed it and carrying it around for a while. Try visiting Gunder and buying an arrow or something worthless from him or try visiting the Skingrad house, to see whether one of those triggers the script that checks your inventory. If you've lost the receipt, use the console to give yourself a new copy (player.additem B162F). --NepheleTalk 16:59, 28 October 2007 (EDT)

Thanks, I'll try that, when I will found out what is wrong with Oblivion, now... It won't save anymore properly the game most of the time, and it's annoying... I can't play since I can't save... What could be the cause for this behaviour? If it's in the savegame itself, is there a way to fix it?

Here are the link for the savegame I'm still able to load, and one I can't load at all...

Just rename the first as .ess to be able to load it. When I load the second savegame, the game won't crash but it keeps hunging there, doing nothing.

Another Key[edit]

Can't buy the house[edit]

I can't buy the house because the arrow cycles through the west weald and then through the castle. I read on here that this means the guy I have to talk to is dead. What can I do. I have the PS3 version will he respawn or am I S.O.L.

I think you might be screwed, although you may be able to use the staff of worms 2 reanimate the guy and talk to him for 30 seconds, though im not 100% sure about that

I tried looking for his body its nowhere to be seen. Its freekin anoying. I am done with almost all the missions. I guess im just screwed I wont give up though. Thanks for the input.


Can't find Shum gro-Yarug[edit]

I am playing on the 360, and when I go to look for him, it shows his location as being near the back of the west weald inn. Is he dead?

I have same on the PS3. I cant find him anywhere. It's annoying because I've done all the other quests except the Skingrad Manor ones. Which means I cant complete the game. Is there ANY way to get round this?. (Why can't bugs like this be discovered during testing?, I find it rather incredible this could not have been noticed by the testing team!).

It's not that it's a bug, really, it's just that certain NPCs can die before you get a chance to talk to them. It means every player's experience is different, but it also means you might not be able to finish certain quests. –Eshetalk 11:27, 17 June 2009 (EDT)


In my one i think he fell down while walking on the bridge near castle skingrad because he's at the bottom of the cliff!I think it happened when i got arrested onthe bridge and 1 of the guards mustve pushed him off...is there ANYTHING i can do??

Unfortunately, his body will disappear when the cell resets, so you'll likely never find evidence of his death. Once this happens, his quest marker will just cycle through where he should be, but won't lead you anywhere useful. To make it worse, console players have no way of fixing the problem, so the quest is permanently stuck. Dlarsh(T,C) 05:44, 22 April 2011 (UTC)

Bad fun with Yarug.[edit]

Um I think I'm screwed, I went on a big killing spree (it was really fun) and I killed Shum gro-Yarug in the hall and the body disappeared... I dunno what to do. Am I really screwed?

Sorry to say, but if you kill everyone in a certain city, then it's your own risk if that involves someone you want something from later on. You can try reloading an earlier savegame. If you're on the PC you can try the console commands enable and resurrect with his RefID. --Timenn < talk > 08:02, 29 September 2008 (EDT)

Glitch[edit]

Another bug, if you buy everything for the house before entering the house (before getting the message that "I've arrived at my house and should go blah blah blah..") the house remains empty, and you've wasted your gold. :( By the way you can't buy the furnishings back from the guy after this happens, as he no longer sells them.— Unsigned comment by 172.132.93.104 (talk) on 2 January 2008

No, you can buy the furnishings but if you give them back to the vendor the house will be empty. You must done something else with the documents before heading to your new home. –RpehTCE 03:47, 3 January 2009 (EST)

Can't complete the quest after giving away some of the furniture...[edit]

Hi folks, I'm hoping somebody might be able to help me with this. I bought the house in Skingrad, but after fully furnishing it, I thought it was incredibly cluttered with way too much furniture. I'd read here on the wiki that if you buy the furniture note from Gunder and then "sell" (give away) it back to him before entering the house again, the furniture won't show up. So I reloaded my game, did that and it worked perfectly. I've bought all the furniture notes but gave away the ones I didn't want, so my house isn't so cluttered up. Problem is, the quest for the home won't complete now. I didn't realize this would happen or I'd just have put up with the clutter. I can't get the furnishings back since I gave them away and now they're not available, and apparently the quest doesn't complete when you BUY the furniture, but only when you enter the house and the furniture appears. Ugh. Is there any possible way to fix this? Unfortunately I'm on PS3 so I can't use console commands.

Can't find Eyja[edit]

It's not a glitch. Disposition is affected by your Personality, Speechcraft, Fame, and other modifiers. It is not a glitch if it is maxed below 70 just becasue it is quest related. --DKong27 Talk Cont 16:55, 21 May 2011 (UTC)

Have the quest, have the gold... but still cant buy the house[edit]

You need a fame of 15? to buy the house as well as a charmed(use a charm spell, scroll, ect.) orc and a lot of gold for upgrades.99.169.161.243 02:02, 22 July 2011 (UTC)
Thanks for the answer. My fame is 71 and i used charm spells too but still nothing. I can't figure out what else can i do. Oh, and exactly the same problem with Countess Arriana Valga. Did the "canvas the castle" quest and then tried to buy Chorrol's house. Again: Two options, "the price is too high" and "im not really interested" or something like that. I don't get it, it's the second time i play Oblivion and the first i had no problems to buy those houses. The only "strange" thing i'm doing is use Oscuro's Oblivion Overhaul, but i don't think this mod have anything to do with player homes. — Unsigned comment by 79.148.135.235 (talk)

More Regarding the Gunder-Doesn't-Have-all-the-Upgrades Problem[edit]

A few people on this page have run into the issue where they have not bought all fifteen house upgrades but do not see any more for sale from Gunder. I also had this problem, and I was able to solve it, but I don't see my solution mentioned here, so I'm adding it.

I got the idea from the person who ran into the over-filled containers problem in the basement of the home: perhaps the same problem was happening with Gunder himself. I had sold him a good pile of loot recently -- maybe the container glitch was hiding the last upgrades. So I went outside his shop, waited 72 hours, and came back in. The stuff I had sold him was gone and the missing upgrades were available.

Messed up[edit]

After buying the house upgrades from Gunder, I gave them back without exiting the barter screen. I only found out I shouldn't do this after it was too late. I was hoping there was some mod or cheat that would make it possible for me to simply furnish the house? I'm running oblivion on my pc. Thanks!
