List of Houses

Anyone working on a list of houses yet?

Whiterun Cost - 5000

I've done the Whiterun house so far (probably the one you edited, I'm guessing? :D). As there was only the one house I'd found the price of I'd put it as a sentence rather than a list with only one item, but both look fine! I'm trying to do all the others, but it's not as easy as Oblivion to see how much houses are. In most cases you have to befriend the Jarl in order to find out about living there. Hopefully I'll get round to doing more as I go along, if I don't get distracted by everything else that is! Spikelovesmetal 00:51, 12 November 2011 (UTC)

Item safety and houses

I've noticed with the Whiterun and Solitude houses that items placed around may not be in the same location you left them (appearing knocked off randomly onto the floor), and may also disappear entirely (as did the dragon map I left on my table for decoration). I'm not sure what may cause that, but it's possibly worth warning people about. dUc0N 04:41, 20 November 2011 (UTC)

I've noticed the same thing, at least with stuff moving around. It's an annoyance for me and people like me who like to decorate their house with their own stuff as well; am adding note to article. Lyrian 14:20, 27 November 2011 (UTC)

I mentioned this in the article on the College, but the barrels in the Apprentice Quarters you get there definitely respawned their inventory (fortunately I am 99% sure I already emptied them). 124.170.15.129 20:14, 27 November 2011 (UTC)
The dragon burials map seems to do that no matter where it's left. It disappeared for me in Solitude as well. Chunk of Ham 02:33, 29 November 2011 (UTC)
I left one of the dragon priest masks on a table next to the alchemy lab in breezehome-winterrun (as it fortifies alchemy); and now it seems to have completely disappeared...
In patch 1.1 at least, the bug was that, after loading a save (in any cell not just player homes), moving things around would not 'stick' until you had changed cells. So the workaround was to simply walk outside then walk back in and place/move items. However, this seems to have been fixed in 1.3, so you can load a cell and immediately begin placing items and it will stick. Can anyone confirm? I'm not able to do a lot of testing right now but scenarios that were definitely triggering this in 1.1 aren't anymore. If we can get a few confirmations this should probably be removed from the bugs list or at least note that the patch fixes it. --Bluedanieru 12:12, 11 December 2011 (UTC)
  • I just wanted to make a note about the note on the safe in proudspire manor, in addition to the arch mages safe there is also a safe in Markarth's Treasury. — Unsigned comment by 68.42.146.226 (talk) at 04:17 on December 24, 2011

Winterhold House?

I'm guessing there is no house in Winterhold? Would make sense considering how tiny it is...

Technically, the one in Winterhold is free. It's your room in the magic academy. GenocideHeart 05:32, 13 November 2011 (UTC)
Are you sure this room is flagged "owned by player, do not despawn items"? I seem to recall that you share the room with another student, also.
In a word, no, I'm not sure. Being on PS3, I am unfortunately unable to confirm. However, after 120 hours waiting, it hasn't respawned yet for me. Further testing may be advisable. GenocideHeart 06:32, 13 November 2011 (UTC)
I've used both rooms in the College for storage for a week (RL) and had no issues with the chests and cupboards there, I've only had the bigger room for a few days however, so those containers should be considered as questionable. Bags and Barrels as always remain unreliable. RealityFlaw 20:54, 18 November 2011 (UTC)
It does seem to reset, but it has a strange timer. I've enrolled in to college almost after the starting quests and been using it as a storage place for my dragon bones. I've also accidentally used Nord racial shout in the teacher's area and knocked everything off the shelves. 20 or 30 IRL gaming hours later when visiting the college for disenchant I've noticed that everything in teachers area have reseted so I've hurried back to my storage and yes, it all reseted, except the barrel on the left from entrance to the first room on the right, first floor. I've used it for storing all bounty notes, journals and crap like that. Though some vegetables spawned inside, by papers remained there (or at least most of them). 87.57.126.70 00:08, 19 November 2011 (UTC) Myhv
When you join that Breton teacher should show you your room and that is like first on right if I remember well. I used that 3 cabinets for quite time until I moved you know where if you played collage missions.--Aleksa 20:57, 10 December 2011 (UTC)
Just a note for new players. Once you finish the College of Winterhold quest line the Archmage portion of the center tower is yours. All containers are safe but the weapon/display cases respawn as do all the shelf items and the garden so don't leave anything laying about. In the free room you start with, all the barrels and outside items respawn but the closets and end tables are safe. See the College of Winterhold article and talk page for extensive discussions and tests performed. Philbert 04:52, 14 February 2012 (UTC)
  • minor spoiler?* How do you upgrade your house if you have the stormcloaks take Whiterun?

-- a new jarl takes over whiterun who with a new steward. simpyl speak to them to gain a house/upgrades. can be kinda funny if you got house via main quest as you get rnamed jarl from either stormcloaks or impeials for capturing this town-- 203.219.85.18 04:06, 15 November 2011 (UTC)

Riften House needs quest?

[[I know what it says on the main page, but in my game, the steward in Riften only has a couple of conversation topics, and none of them lead to me being able to buy Honeyside. Are we sure there isn't some kind of quest you have to do to unlock this house? I really wanted to make my home near the Thieves Guild... --Tallera257 06:14, 13 November 2011 (UTC)]]

To get Riften house, give a health pot to the Argonian in the fishery who is feeling sick, then talk about Skooma with her. After that you'll go to the Jarl of riften to report Skooma activity. She will have you kill the dealer, then clean out the whole operation. You can then talk to the Steward and buy Honeyside for 8,000 gold. Deco for Honeyside ranges from 400 gold to 1000 gold. --Shadowsource

I just completed the skooma questline and there is still no option to buy the house from the steward. I've heard that you have to do miscellaneous quests for the people of riften to gain the Jarl's favor, but the Jarl hasn't said anything about it.

I recently got my Riften house and was confused as well. Yes, to the Skooma quest line, then I had to run a few other Riften quests for the people of Riften. Not the Thieves Guild, but for example, Mjoll the Lioness. She asked me to retrieve her long lost sword from a Dwarven ruin I cannot remember the name of. The Jarl asked me to do a quest or two and I became a Thane. Then I was able to buy a house from the steward. --BaristaVal

This still doesn't work for me. I've done ALL the help quests in Riften, and the guards even tell me "If you're looking to settle in Riften, there's a house for sale. See the steward if you're interested." Still no conversation option. Very frustrating. - Humuhumu — Unsigned comment by 67.169.13.138 (talk) at 23:51 on January 10, 2012

Helgen as a non-ownable house?

I went to see how Helgen was doing early in the game after the dragon attack, and noticed that I can still access the locations of the tutorial prologue - well most of them. Interestingly, there's an usable, non-owned bed in the now-ruined inn, and there's a wardrobe and a bedside table nearby that, after 74 hours of sleeping in another location, didn't reset (I put a single potato in each and it was still there when I revisited later).

The three chests in Hadvar's side of the Helgen garrison also don't appear to respawn after 74 hours. However none of the beds are usable.

Just thought I'd mention this, as players who are pack rats like me could find this VERY useful early on for storing excess junk until they can afford one of the houses. Feel free to test yourself and/or add mention of this in the article in a possible 'free housing' section, it could help those who are starting fresh and item collectors. Unless of course the container reset routine has changed and is no longer 73 ingame hours... GenocideHeart 06:39, 13 November 2011 (UTC)

windhelm House only for stormcloacks?

if your loyal to empire and eventually take windhelm can you get the house or is it purely only for stormcloack loyalists?203.219.85.18 04:08, 15 November 2011 (UTC)

Yes you can just talk to the steward after the Imperials take over and you can buy it.

Empty Room In Honeyside

I purchased Honeyside and apparently all of the rooms, but one room in the basement is still unfurnished and with cobwebs and litter everywhere. Is there any upgrade for this room later on?

No, that room is just a storage room of sorts, it can't be upgraded.RIM 14:24, 27 November 2011 (UTC)
Depends on which room you're talking about. The main room right when you come down the stairs, the room behind the stairs with no door, or the room to the side with doors? The first is where there should be an alchemy lab, a book shelf, and some other minor things. The second is where there should be an enchanting table, two mannequins, and a chair with some other minor things. The last room, and I'm guessing this is the room you're wondering about, is the guest room for Iona, your housecarl you get in Riften. Not sure why it would be empty unless somehow you didn't get Iona.

Voraxith 22:30, 1 December 2011 (UTC)

I think several of the houses have rooms that remain undecorated until you get your housecarl. Bootstomp 07:39, 6 December 2011 (UTC)

On PS3 They are strict about the process of getting the house. You HAVE to talk to the Jarl after purchasing the house and BEFORE going into the house. If you go into the house first you're screwed till they fix the bug. I have the same issue.

Bromjunaar's Retreat/Refuge

Accessed by equipping a Wooden Mask found around the entrance to Lebirinthean. There is no bed inside there, but there are a few chests, all empty, and iirc, both an Enchanting and Alchemy table. Given that the mask weighs only 2, it would make a great mobile home. Has anyone tested it for respawning? 79.113.239.196 22:09, 18 November 2011 (UTC)

The Wooden Mask only seem to work, when you're inside the building it's found within. So it's sadly not mobile. Aezay 12:14, 23 November 2011 (UTC)

Full upgrade cost

Would it be useful to add a column to the table to describe the full cost to upgrade? Asterai 01:14, 20 November 2011 (UTC)

Dawnstar Sanctuary

Has anyone tested the containers, other than the 2 in the bedroom, for long term storage? I would love to use this place as a house but the lack of bedroom storage is off putting! Rob.

Anise's Cabin

I tested Anise's cabin's containers. I put items in a few chests, waited at the Riverwood inn for 32 days and came back to check on things. It seems that the only containers that reset are the sacks (which usually contain vegetables or salt), both upstairs and downstairs. All of the drawers, cupboards and barrels kept their contents. The bed here can also be used safely. Chunk of Ham 02:31, 29 November 2011 (UTC)

I'm wondering why Anise's Cabin isn't on the page as an alternative dwelling. It has a bed, mostly safe storage, both kinds of altars, players are likely to encounter it near the beginning of the game, and the owner doesn't pose much of a problem. Seems like it was tailor-made for players looking for an initial and/or secluded home.Minor Edits 22:01, 29 November 2011 (UTC)
I just spent hundreds of days traveling/resting in game. The barrel upstairs definitely resets, but all other vessels remained safe including sacks, cupboards, dressers, the downstairs barrel, and apothecary satchels. Several tankards, wooden plates, and a pair of boots will reset each time if taken along with some hanging food/herbs. This is the quickest enchanting table that can be reached on the map that I know of. (PC version 1.1.21.0) -SomberDwarf 19:07, 30 November 2011 (UTC)

Abandoned Shack

i thought this house was mine since i had the key...i put in the chest all my dragon staff i had for my future dragon armor i came back to put some more and the're gone!!!!!!can i find them someway somehow??????can i find out who took them??????
I thought this house was mine since I had the key. I put it in the chest; all my Dragon Stuff I had for my future Dragon Armour. I came back to put some more, and they were gone! Can I find them somehow? Can I find the thief and loot the items?

If you were robbed, there would probably be a guard waiting inside for you. I also don't think that's the case because it's my understanding that no one sets foot in the abandoned house, not even thieves (I'm assuming you're talking about the building in Markarth). Which means you're probably the victim of an unsafe storage container, and the only thing you can do is load a save from before the container reset and try to clean out the chest before it does.Minor Edits 22:06, 1 December 2011 (UTC)

no, i'm talking for the abandoned SHACK!its the place u wake up when Astrid takes u to enter dark brotherhood.she left, gave me the house key and i put in the chest all my dragon bones and scales...pfff their gone...i have to find new ones..more dragons to kill!
No, I am talking about the Abandoned Shack in the Pine Forrest where you first meet Astrid at the beginning of the Dark Brotherhood quests. I assumed the house was mine, as she gave me the key (And the thought of living in a house where I murdered some people turns me on). When I returned, the items were gone. I guess I will just find new ones through Dragon Hunting!

Same for me I lost all my staff and I even can't find a good save. Only quest items remained like for example Butchers journals and Cicero's Final Journal. I'll have to cheat to get my thing back. --Aleksa 20:50, 10 December 2011 (UTC)

Disappearing furniture glitch

A couple times I've loaded from the "continue" option to a save inside my house, much of the furniture--tables and whatnot--will be gone. All the dishes and food will clatter to the floor. I've seen this inside my houses at Solitude and Markarth. It's fixed by reloading a different save, but now I'm just in the habit of saving outside my house. This glitch may be worth including, not sure if other folks have noticed it. I'm playing on the 360.

Ebony Mail Duplication on Mannequins

After buying all of the upgrades in Proudspire Manor, I put Ebony Mail on one of the mannequins along with the entire Nightingale set (Ebony Mail showing as the body armor). As I would zone into the basement area from the basement entrance Ebony Mail would continue to reappear even after I had removed it from the mannequin. Has anyone else experienced this with Ebony Mail or other items? 75.21.77.141 21:13, 13 December 2011 (UTC) Agent 1103

This is the Duplicating glitch. It works with almost all the mannequins in all the houses, though it can be buggy. Once you put equipment on a mannequin (helmet, amulet, armor, gauntlets, boots and shield), leave the house at least once and then remove all the items together. The mannequin will start duplicating those items. Sometimes, when you enter the house the mannequins won't dupe but will randomly be anywhere in the area near their bases in random heights and positions. If this happens, simply leave the house, move away from the house and wait a few minutes then go back inside. The mannequins will be back in place and the items will have duplicated again.

EnigManic 11:50, 27 December 2011

Can you be robbed?

I've heard conflicting claims. I am suspecting that those who believe they have been robbed were just victims of unsafe containers. I have never been robbed but would like to know if the risk exists.--216.15.123.224 06:38, 15 December 2011 (UTC)

Well, I did get a stormcloak soldier charging into my house then taking chillrendafter disarm-shouted him... :)
I find it hard to belive a stormcloak guard would try to rob you141.0.10.38 17:05, 15 December 2011 (UTC)
I have had a random encounter; traveling on a road a theif did approach me and I remember he was rather upfront and forward about his intentions. He wanted my valuables. He didn't stand a chance.

More Columns?

Would a further 2 columns to the house table be useful or cluttering? I think it might be useful if there were a column listing the number of helpful things you need to accomplish, and a column with links to the quests that you must do (not counting "helper" quests like the one that counts how many times you helped people) in order to qualify for the house. That would let people see the "full cost" for getting any of the houses before they start, and eventually answer the questions "Why wont he/she offer it to me?" NFR 20:24, 15 December 2011 (UTC)

Cluttering, it's really too bad as it is in my opinion. I'm sure the Oblivion ones where much better than this. --Kiz ·•· Talk ·•· Contribs ·•· Mail ·•· 20:28, 15 December 2011 (UTC)

Get house with console

Is there console command to get the house, or make house available for purchase? Maybe some global determines that but i cant find it. Setstage for Fort Neugard quest does not work.

P.S. Found the solution - setstage HousePurchase 10 - gets house in the city where character stands in the moment of executing command. Look like game treats property purchase as hidden quest. — Unsigned comment by 82.193.100.77 (talk) at 10:50 on December 17, 2011

Lydia, the house-sitter?

Shortly after purchasing the Breezehome in Whiterun, I noticed that Lydia, my follower, disappeared. It seems like she was following me for a little while after the purchase; I recall emptying her inventory into the storage container in the bedroom. I believe she was still following me when I then started on the Companion questline. I didn't notice that she was gone until my first enemy encounter; I figured she was perma-killed or got stuck somewhere and kept going. Later, when I visited my home I found her sitting in a chair in the bed room -- it appears that purchasing the home automatically made her un-follow me at some point -- I was able to ask her to rejoin me from there, no problem. Is this a noteworthy/common bug? Does this happen with any of the other homes if your current follower is the "Housecarl" for it? Cronos 10:22, 18 December 2011 (UTC)

During Companion Quest, there are times a companion joins you, becoming your follower. The follower you had gets sent to your active house, which in your case was Breezehome. Same thing happened to me but i noticed Lydia leaving and telling me see was going to the house, but if your not paying attention to her its easy to miss it.

Free houses

Most houses in skyrim can be bought without spending money. You have to find the person who sells the house and upgrades and make sure there is a storage container nearby when you go to buy the house. Talk to the person and buy the house. As soon as you press A to buy the house immediately press B to exit the convo. And select the storage container (like a nightstand for example) and go to your misc category and place all your gold inside. He will continue to talk for a moment about your purchase and when he is done you will have the key and manual. Go back to the storage and take your money out and you got the house for free. Works on the upgrades too. Just remember to sneak if the only container is owned and you see the red "Steal" tag on the container or else you will get a fine. — Unsigned comment by 200.186.198.90 (talk) at 02:46 on December 21, 2011

Storage containers

What exactly does the chart mean when it says storage containers? I find that are almost no chests at all in my home (Hjerim) but there are storage closets. There is also a room upstairs thats pretty empty...glitch of some sort? Minigenius1246 14:17, 27 December 2011 (UTC)

A related question: I just want to confirm that, once you've purchased a house, all containers therein are considered to be safe storage (ie. non-respawning), including the containers such as barrels that have a few small items already in them. I own Breezeholm and have purchased all the upgrades, and just want to make sure everything is safe storage before I put stuff in it (I know the chest in the bedroom, bookshelves, weapon racks etc. are, but am not sure about barrels, nightstands, etc.). my armour dissapears on the manequins...

whenever i put armour on the manequins that part of the body would disapear (if i put a helmet on the head would disapear) and they only reapear when i take an item off... is this just part of the dupe glitch from earlier or a different glitch (i can still activate the invisible manequin and store/remove my armour) is there any way to fix it? — Unsigned comment by 124.189.147.61 (talk) at 08:34 on December 31, 2011

Try putting all your armor on the mannequin, with a random ring or necklace, exit the menu, re-select the mannequin and remove the ring or necklace.

Can't read Hjerim's description at all...

The Costs and Upgrades table is completely covering up the words. Have this problem on another page with Proudspire Manor. Is it just me, or is anyone else having this issue? Vyc Ðarkshådøw 00:06, 10 January 2012 (UTC)

What description? All that's on this page under the Hjerim header is the table, with a brief note about bugs. Might you think something's hidden because it's simply not there? If you are having a problem with the formatting, a screenshot would be immensely helpful in determining what's going on. Until then, you can find a description of Hjerim on its page. The homes with two listed prices

I'd like to reword the note "", as in my experience it's misleading, but I'm not sure how to make it both accurate and concise. As it reads, I expected the dialogue with the Stewart to go something like "The house is 8000 gold" "I can't afford that" "Well, let's make it 5000 then". Instead, the conversation went "The house is 8000 gold" "I'll take it", and then all 7523 of my gold was removed and I had a house. I then reloaded a previous save and tried again to see what was really going on, and some testing resulted in the following:

Gold in inventory Dialogue Cost
0-4999 Indicates the house costs 8000, no option to purchase house N/A
5000-7999 Indicates the house costs 8000, still have the option to purchase all gold in inventory
8000+ Indicates the house costs 8000, have the option to purchase 8000

This was for Honeyside, I assume it's the same concept for Hjerim. Any suggestions? Every way I try to rewrite it just gets too lengthy. Thanks! timrem 08:54, 10 January 2012 (UTC)

Bookcases

More important than the number of bookcases are the number of books that can be stored, but this information isn't listed anywhere. For example, Proudspire Manor has more total bookcases than Vindrel Hall, but several of the bookcases in the latter are quite large and can hold many more books. — Unsigned comment by 67.239.158.14 (talk) at 19:15 on January 10, 2012

It might be worth adding a column in the top table for total number of book spaces available for storage. I count 48 in Breezehome and 110 in Proudspire. Minor Edits 15:47, 11 January 2012 (UTC)

Spouse House

This page lists the houses of spouses as possible places to store gear. I just discovered that this is in fact not the case, at least with the chests in Mjoll and Aerin's house. Can anyone verify if other spouses houses are safe for storage? If not, this section should really be removed. I'm lucky, I'm on the PC and can use console commands to get back irreplaceable gear, but players on consoles don't have that option.--174.53.152.188 23:20, 23 January 2012 (UTC)

With Mjoll, this might be because some of the containers are considered Aerin's rather than hers. I don't know exactly how to figure out which ones, it's possible the only part of the home she owns is her bed, but I don't know. I know that you can safely use all containers in the houses of Ysolda or Sylgja if you marry them.Alphabetface 03:20, 4 February 2012 (UTC)
I am not sure about the last part. The chest next to Sylgja's bed in her house for sure is a respawning one with a leveled loot. Barrels in her house also are not safe. However, wardrobes and end tables seem to be safe.--89.23.180.12 18:54, 11 February 2012 (UTC)

Wreck of the Icerunner

When this location becomes available (during the Light Out! mission) all the chests are empty. This gave me the idea to start testing the location as a possible out-of-city house. If the chests never reset as I suspect then this would be an awesome house for those who like to play as a wanted criminal.

I have just cleared all the crap out and put one leather strip in every single container. I also got rid of all the corpses by walking them out the door as a zombie. I plan to not return in a LOONG, to see if anything resets.

I'll report back when I have results. --145.94.200.171 07:25, 25 January 2012 (UTC)

Multiple Item Placement

On the 360 version in Honeyside, I was able to place multiple objects at once following the instructions under the bugs section of the houses. Just lift and drop each item once and leave the house each time, then place them all where you want the when you enter the third time and they will stay put.

Proudspire Manor: some upgrades are actually downgrades

In my first playthrough I bought the most expensive house in the game and all upgrades at the same time. After arriving I was surprised that in the basement there are only 3 pieces of storage. In my second play I did buy the house and looked at it. I entered the basement and now I found a lot of storage! What the hell? It turns out that the Alchemy Upgrade would remove a cupboard, two barrels and 3 sacks - totally 6 pieces of storage, the enchant upgrade would remove a cupboard and 2 sacks. All other upgrades seem to increase the storage options. Thus if you buy the house for the utility, for sure don't buy the Alchemy upgrade. It is much better to use Breezehome for this purpose. Anyway I really don't understand the greed of developers for storage options in such expensive houses. What was the purpose of that?--89.23.163.103 03:11, 21 February 2012 (UTC)

Unlisted Weapon Plaques and Shield Plaque in Honeyside

I may have found 2 new 'Weapon Plaques' and a Shield Plaque, that is currently unlisted.
